A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, performed for a fee, which is designed to identify defects within specific systems and components defined by the Standards of Practice that are both observed and deemed material by the inspector.  

A home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions.

A home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection.

In today’s fast paced real estate environment, it is important to have the results of your home inspection in a timely manner.  Reports are delivered within 24 hours of the inspection so you have the information available when you need it most.

When your report is ready, you will receive a link to view and download your report.  You will also have the ability to view just a summary and create a repair list.

Through the inspection and reporting process, I do my best to explain all of my findings.  If after the inspection, you still have questions, call or email any time.  I am always happy to educate my clients.

While the length of time an inspection takes can vary depending on the size of the home and the nature of the issues discovered, on average a home inspection takes about 3 hours.  I do schedule my inspections to allow for more time if needed so no inspection is ever rushed.

No, a home does not pass or fail a home inspection.  A home inspection objectively reports on the observed condition of the home and it’s systems at the time of the inspection.  The inspection report may include recommendations about needed repairs, safety issues and general information about the home.

I do recommend that you are present at the home inspection.  While many clients may not want to be at the home for the entire inspection you should at least try to be there at the end so I can show you any serious issues in person.  Clients who attend the inspection have a greater understanding of the condition of the home than those that simply read the report.
